Rental Policies

  1. Reservations: are encouraged and will be accepted up to one year in advance. All reservations are subject to booking rule requirements. 
  2. Rates are based on season, and can be found on our website. Rates are subject to change without notice. Sales tax and a one-time administration fee will be added to all reservations. An additional pet fee is required when traveling with your dog.  
  3. Advance Rent Payment: A payment of one night's rent is required at the time of booking. Payments may be made by electronic check, traveler's check, bank money order, credit card, or personal check with proper identification.  
  4. Rental Payments:  Final rental payments are due in full on the day of arrival. Final payments may be made by credit card, debit card, or cash only. Refunds will not be given for late arrivals or early departures.
  5. Cancellation of Reservations: Please contact our office at 888-232-2498 as soon as possible in the event you must cancel. Failure to cancel prior to 72 hours before your arrival date will result in the forfeiture of your Advance Rent Payment.  
  6. Hurricane Policy: Should a hurricane or tropical storm threaten our area we will receive evacuation instructions from the National Hurricane Center and our local governing officials. If the "Mandatory Evacuation" order is given, refunds will only be given for the amount of nights that cannot be used while the “Mandatory Evacuation” order is in effect.
  7. Unit Assignments: When you book your reservation, a room will be assigned. No room request is guaranteed. We do reserve the right to change unit assignments. 
  8. Family Rentals Only! Our properties are family rentals ONLY. NO units will be rented to vacationing students or young adults (under 25). RESERVATIONS MADE UNDER FALSE PRETENSES ARE NULL AND VOID AND CHECK-IN WILL NOT BE ALLOWED.
  9. Check-in time is after 4 p.m. -- We cannot guarantee check-in by 5 p.m. during holidays and peak seasons. Your patience will be appreciated in these instances. Absolute check-out time is 10 a.m. so that we may prepare for our next arrival. Please refer to your email for late arrival instructions, room assignment, and doorcode.
  10. Housekeeping: Your room will be cleaned to quality standards prior to your arrival and after your departure, as well as daily maid service being provided for the duration of your stay.
  11. Linens/Towels: Although linens are furnished, please bring your own beach towels, linens are not to be removed from the room. 
  12. All rooms: provide the same basic furnishings and equipment. 
  13. Smoking is strictly prohibited. You will incur an additional charge of one nights rent for cleaning and deodorizing if any evidence of smoking is found in your room. 
  14. Dog Friendly: Beachside Inn welcomes guests to bring their well-behaved dogs to travel with them.  
    1. Limit of Two Dogs:  We allow for a maximum of two dogs when they are declared at the time of booking or at check-in with paid pet fee.
    2. Pets Must be in Good Health: Pets must be in good health and must not present a health hazard to anyone. All vaccinations are required to be current for the dog(s) and you must travel with these records during your stay. If asked, you must be able to present the up to date vaccinations for your pet.
    3. Dog owners are responsible for removal of their pet’s debris, waste, and hair. To avoid excess charges, please pick up after your pet during your stay.
    4. Dogs are not permitted on the beach or in any pool deck area. Walk your dog only in designated areas. Dog owners can be fined up to $250 if dogs are taken on the beach. Florida Health Department prohibits animals in the pool or pool deck area. For guests who do not comply, the pool must be drained and the guest may be asked to leave the property with no refund given.The guest reserving the property and the dog owner are responsible and financially liable for the dog(s). Damages, excessive dog hair, dog waste stains, and debris/waste left on the property are subject to damage charges. To avoid excess charges, please report pet accidents to our office at 850-837-1071 immediately.
    5. Pets are not permitted to disturb others by whining, scratching, or barking excessively.
    6. Management has sole discretion to request that the pet be removed from the property or to request that the guest find other accommodations.
  15. Agent: will not be held responsible for acts of theft or vandalism or other damages to the guest's personal property or items left in the room.
  16. Good Neighbor Policies Please abide by all noise, traffic, and refuse rules. Also, respect the rights and space of nearby homeowners and other rental guests.
  17. No boats, watercraft, RVs or trailers. 
  18. Guest acknowledges: that Newman-Dailey Resort Properties, Inc. is the agent of the property owner and will be paid by the owner. All monies are placed in an interest-bearing bank account with interest payable to agent.
